SunCrest sits near 6,500 feet on Traverse Ridge, and Traverse Mountain's foothill lots are graded steep by design for the view. We cut engineered cross-drainage into the base before turf ever goes down, so runoff moves where the site plan intends instead of toward a foundation or the lot below.

A Base Built for Freeze-Thaw

Draper's elevation means real winter, not the mild version lower in the valley. A compacted, properly drained base keeps water from pooling and refreezing under the turf, which is what causes heaving in a poorly built installation.

Built to Pass Gated-Community Review

SunCrest and Traverse Mountain both run active HOA architectural review, and Utah's water-wise landscaping protections do not extend to artificial turf specifically, so an HOA can still require sign-off on it. We build to pass that review and can prepare drawings for a submission if your board asks for them.

A lot on the east bench or up on Traverse Ridge needs engineered retention and cross-drainage cut into the grade before turf ever goes down, so runoff moves the direction the site plan intends rather than toward a foundation or a neighbor's lot below you. That is a site visit and a real grading plan, not a standard flat-yard base.

No, and this is worth knowing before you assume it. Utah Code protects water-wise landscaping, meaning plant material and irrigation efficiency, from HOA bans. Its definition does not include artificial turf, so an HOA in a gated Draper community can still restrict or require review of synthetic turf even though it cannot ban xeriscaping. We build to pass architectural review either way, and can prepare drawings for a submission if your board requires them.

Yes. Draper's own landscaping code explicitly permits artificial turf installed over a permeable base in place of natural turf, with the requirement that it be maintained and replaced on the manufacturer's recommended schedule. That is a different situation from Salt Lake City proper, which restricts artificial turf in front yards and park strips. Draper does not carry that restriction.
